Expenses

When buying a property, be prepared to have other expenses than the property itself. These can vary from country to country but mainly these are taxes, fees, bank transaction fees, etc. If you take out a loan, the following can occur: fee for value assessment, notary public fees, mortgage registration fee, disbursement.

Inspection of the property

Buying a flat or a house can last for months. Visits to each property have to be well–planned. If the property is old or is in bad condition and you would like to renovate it, it is good to consult a professional.
You can easily print the ad from the hooncilla webpage and bring it with you to the visits or you can store it in your favourites in a mobile.
Make notes or photos or videos in order to be able to compare them with the real properties. (Always ask first the permission of the owner.)

Price

Prices ending in number 9 are also a good idea. (e.g.: $159,900 better than $160,100)
People usually bargain, so be prepared to accept it.

If you would like to sell your property quickly, tag it with a "HOT" tag, and do not mention to your prospective buyer how much you need the money.

Write a good text in the "Detailed description" field

The more detailed you describe your property with your own words, the sooner you will sell it.

Describe what did you use the property for, why do you sell it, who do you recommend it for... Write down how far it is from the major shopping centres, markets, health centres, downtown. Are there pubs, kindergartens, schools, bus stops there? What is the neighborhood like... (list some disadvantages too, to make the whole story more credible.)

Write down the general expenses, use key words! Put yourself in your potential customer's shoes and try to imagine what you would like to find out.

Preparation and speed

Get in contact with the main tenant or owner and make an appointment. Be punctual, otherwise they might think you will not pay the rent on time.

Dress according to the occasion and be clean. Bring with you a two– or three–months rent in cash. Be prepared to prove that you have regular income.

Check the property

First, check if the property is big enough for you and your family. (you can take measure and make notes). Check the doors, windows, taps, heating system, walls (even behind the furniture), furniture in the presence of the owner/direct tenant and prepare a list about their condition
Look for traces of mould. Check safety. Check if the property is baby/child friendly.

Legal advice

While this is not your property, you just rent it, you have to ask the permission of the owner/direct tenant if you would like to make any changes to the property.

Important questions

Ask the owner for how long he can guarantee the amount of the rent fee. Under what circumstances can it go up? (You can ask for a written agreement)
Which expenses will you have to pay? (property tax, communal expenses in a block of flats)
Can you subscribe for another telephone or cable TV provider ...
Is there a storeroom for bicycles that can be locked? Is there a parking spot? Where can one park? Who cleans the stairway, the street in front of the property, the snow in winter?
Are pets allowed in the property?
